Move-In-Ready Transportable Homes: Our Ready-Built Range

Sometimes you cannot wait for a build. A rental has ended, a farm needs a second dwelling before calving, or you have simply had enough of living in the caravan. Ready built homes in NZ are the answer to that problem, and we keep finished homes in our yard at Hannon Road, Hautapu, so you can walk through one this week and have it on your section within weeks rather than months.

What ready-built means at Leisurecom

A ready-built home is one we have finished in the factory ahead of a buyer, to the same specification as a custom order. Kitchen, bathrooms, flooring, paint, joinery and fittings are all done and quality-checked by our team. Instead of choosing a plan and waiting for it to move through the factory, you choose a finished home, we set a delivery date, and your site work runs in parallel. 

You can walk through every home in the yard. We encourage it early. Photos and plans only tell you so much; standing in the scullery or opening the wardrobe tells you whether the layout works for your family. Show homes are open at the Cambridge factory and the team will walk you through them.

Our ready-built homes move quickly (the Horizon 6, Horizon 7, the Riva and the Maui have all sold recently), so treat this as a snapshot and check the for-sale page for what is available today. 

  • Horizon 5. A move-in ready 120 m² home under a classic gable roofline: three bedrooms, two bathrooms, a scullery off the kitchen, a walk-in robe in the master, and open-plan kitchen, dining and living with the extra ceiling height a pitched roof gives you. Complete, checked off, and ready for transport anywhere in the North Island. Priced to sell.

  • Horizon 8. The newest Horizon to roll out of the factory: 120 m² of clever, comfortable living with three bedrooms, two bathrooms, a scullery and a walk-in robe in the master, all under a contemporary mono-pitch roofline. Finished and sitting in the yard.

  • Riva 3. The Riva proved so popular we built another one. Two bedrooms, one bathroom and light-filled open-plan living in a tidy 60 m² footprint. Finished to the same standard as our full-size homes, it works as a minor dwelling, a rental unit or a low-fuss first home.

Ready-built homes are priced by negotiation, and the price you agree is the price you pay. As Jacqui Johnston put it after her delivery: "the price quoted was the price I paid. The whole process from start to finish when the truck delivered the house was so so easy."

Ready-built or build to order: which suits you

Choose ready-built when time matters more than choice. You get a finished home, a fixed house build cost and a delivery date measured in weeks. Choose a custom build from our plans when you want to pick the layout, cladding and colours, and you have a few months to wait.

The build quality is identical. Every Leisurecom home is built under cover, so there are no weather delays during construction, and every home sits on three rows of driven piles as standard for better long-term load distribution and less settlement. Our Te Kuiti show unit is a good example of how complete a ready-built home can be: the buyer did not even need to arrange the service connections themselves.

What happens after you choose one

  1. Apply for the onsite permit. The local council permit for placing the home on your section. Allow roughly four to six weeks for this step.

  2. Onsite quote. We prepare and quote every onsite trade and job needed to complete the full turnkey process, so there are no surprises later.

  3. Transport and foundations. Once the permit is issued, we transport the home and place it securely on its three rows of driven piles.

  4. Onsite completion. With the home on site, allow three to four weeks to complete services, connections, decks and the final onsite Code Compliance Certificate.

  5. Handover. Final checks, a walk-through, and the keys.

What to check before you buy a ready-built home

  • Is it the right size for the section, including setbacks from boundaries?

  • Which direction will the living areas face once it is placed?

  • What does the total cost look like once site work, permit and connections are added?

  • How soon can the permit go in, and when can the transport be booked?

  • Have you walked through it? Book a factory visit before you decide.

FAQs

Are transportable homes cheaper than a standard build in NZ?

Generally, yes, largely because factory construction removes the weather delays and onsite inefficiencies that push up traditional build costs and timelines. But "cheaper" only holds up if you're comparing like for like - an all-in transportable home price against an all-in site-build price, not a bare build cost against a fully landed figure. The independent BCI data putting Leisurecom's average build at around $287,429 for 129m² gives you a genuine market reference point, but remember that's the home itself. Once you add piles, consent, connections and decking, the gap between transportable and traditional narrows somewhat, though transportable homes still tend to come out ahead because there's far less exposure to the cost overruns that plague onsite builds - weather delays, trade scheduling gaps and materials price rises mid-project. The bigger financial advantage for most buyers isn't just the headline number, it's the certainty: a guaranteed fixed price for your new home, delivered to the gate, agreed before you commit, rather than a budget that creeps as the build drags on.

What's actually included in a transportable home price quote?

This varies more between builders than buyers expect, which is exactly why it causes confusion. At minimum, a proper quote should tell you whether it covers the home only (built and delivered) or the full project (home plus piles, site prep, consent and connections). Ask specifically what's included as standard - at Leisurecom that means three rows of driven piles for better long-term load distribution, factory-built construction under shelter with no weather delays, and a fixed price that doesn't move once you've signed. Ask what counts as an upgrade versus what's baked in, and get consent handling clarified early, since that's one of the most commonly assumed-but-not-confirmed line items. If a quote looks unusually low compared to others you've collected, the difference is almost always in what's excluded, not in the builder being cheaper.

How do I compare transportable home prices between builders fairly?

Line up quotes item by item rather than comparing bottom-line totals. Ask each builder for the same breakdown: build cost, piles and site works, consent, connections, and decking, then compare each line rather than the total. A builder quoting a lower headline figure may simply have excluded site works that another builder included. It's also worth asking what happens if your quote turns out to be wrong once ground conditions or council requirements are confirmed - some builders treat the quote as fixed regardless, others treat it as an estimate that can move. That's the difference between a guaranteed fixed price and a starting estimate, and it matters more to your final transportable home cost than almost any other factor on the page.

How quickly can a ready-built home be delivered?

Faster than any other route to a new home. Because the home is already finished, the timeline is set by your site rather than the factory. Allow roughly four to six weeks for the onsite permit and three to four weeks for services, connections, decks and the final Code Compliance Certificate once the home is placed. Our Te Kuiti show unit went from yard to occupied home without the buyer having to arrange service connections at all. Tell us your ideal move-in date and we will work back from it with you.

Are ready-built homes cheaper than building to order?

They are priced by negotiation rather than from a plan price, and the saving is mostly in time. You are not paying for months of interim accommodation, and there is no waiting for your home to move through the factory. The build specification is the same as a custom order, so you are not getting a lesser home. Can I change anything on a ready-built home?

Small things, yes. Fixtures, appliances and some finishing details can often be adjusted before delivery. Structural and layout changes are not practical on a finished home. If you want to move walls or add a bedroom, a custom build from our plans is the better path, and we will tell you that straight rather than force a fit.

Is the price really fixed?

Yes. Once we agree the price for the home, that house build cost is fixed. Jacqui Johnston summed up her experience: "the price quoted was the price I paid." The onsite items (permit, piles, connections, decks, transport) are quoted separately up front so you can see exactly what is on top and why.

What is included when the home arrives?

The home arrives complete: kitchen, bathrooms, flooring, paint, joinery and fittings finished in the factory. We set it on the three rows of driven piles, connect it to the services you have brought to the boundary, finish the decks and onsite work, and hand over the keys. You are not left with a shell to finish.
