When a business whose lifeblood is timber wants their new HQ to embody exactly that, you know the brief has to be sharp. And that’s exactly what our team at Leisurecom Homes signed up for with the Lumberbank project.

LumberBank’s Auckland Office Building demonstrates the discipline required to deliver high-precision prefabrication at scale. Delivered under an integrated design-and-build model, fully finished office pods were manufactured offsite in Cambridge, complete with internal fit-out and prefabricated structural beams, before being transported to Auckland and craned into position.
Achieving alignment within a 5mm tolerance between factory-built pods and prepared site foundations required meticulous coordination from design through to installation. Consenting added further complexity, with approvals managed across both Waipa and Auckland Councils to maintain programme certainty. FSC-certified materials and non-CCA-treated timber support long-term reuse and recyclability. The completed building reflects careful planning, precise execution, and a practical step forward in circular, low-carbon construction.
A build with intention
Lumberbank wanted more than just four walls – they wanted the structure to tell their story. Timber cladding, exposed wood structure, visible joinery, a modular form that reflects the precision of what they supply. This wasn’t about hiding the structure; it was about showcasing wood as hero.
We began the build in our Cambridge factory mid-last year. That factory environment gave us full control, and meant we could keep refining the details while the site was locked up awaiting resource consent from Auckland Council.
Consent delays?
Yes - but full speed once on-site
If you’ve built in Auckland, you’ll know how resource consent can be the brake pedal. The good news: once consent cleared, the build moved into high gear. Because the majority of the structure was built off-site, the on-site time was dramatically reduced. The result: minimal disruption at Lumberbank’s operating yard and fewer interruptions for their day-to-day.
Why modular made sense
Here’s where the modular solution really paid. The tight site, the need for minimal interference, the requirement to deliver something with flair and craftsmanship - modular construction ticked every box. With factory build we nailed precision, then delivered and installed efficiently. For Lumberbank and for us, this build became a major win.
The result – visible, tangible, proud
From the external timber legs and bracing to the interior timber stair and flooring, the finished building doesn’t shy away from statement. It matches Lumberbank’s brand – strong, natural, high-quality – and it reflects Leisurecom Homes’s capability: complex build, modular solution, premium finish.
At the end of the day: this building does two things. It showcases what Lumberbank offers. It showcases what Leisurecom Homes can deliver.
